Through your investor portal, accessible from any device 24/7. Monthly statements are provided regularly. Year-end 1099s are prepared and delivered to you.

Do you charge management fees when my property is vacant?

No. We do not charge management fees on vacant units. We only earn our fee when your property is occupied and generating rent.

What is the 10% maintenance coordination fee?

When we coordinate a vendor repair, we charge 10% of the vendor invoice for sourcing, scheduling, and quality oversight. All vendor costs are passed through at actual cost with the 10% coordination fee applied on top.

How quickly can you place a tenant?

Our marketing reach and AI-powered lead management typically result in a qualified tenant within 2 - 4 weeks of listing, depending on season and property type.

Can I still use my property as an owner?

Yes. For seasonal properties especially, we coordinate owner-use blocks through your investor portal. Simply tell us your preferred dates and we manage the calendar around them.

How is rent collected and when do I get paid?

Tenants pay online through our portal. After deducting management fees and authorized expenses, your net proceeds are disbursed directly to your bank account monthly.

Why do you charge 7% instead of a flat fee?
